1. Who we are

Porta Properties Canada ("we", "us") is the Canadian channel of Porta Properties, a real estate brokerage based in Santo Domingo, Dominican Republic. We introduce people in Canada to properties in the Dominican Republic that are listed and sold by Porta Properties.

This policy explains what personal information we collect through portacanada.com, our forms on Facebook and Instagram, WhatsApp, email and phone, and what we do with it.

2. What we collect

Information you give us. When you send an inquiry, we collect:

• your name, email address and phone number;
• the message you write, and the property or project you asked about;
• answers to any questions on the form, such as your budget range or buying timeline;
• the content of our conversations with you by WhatsApp, email or phone.

Information collected automatically. When you send a form from our website, we record the page you sent it from. The companies that host our website receive standard technical information, such as your IP address and browser type, in order to deliver the pages to you.

We do not collect payment card or bank account details through this website. Please do not send us sensitive personal information that we have not asked for.

3. How we use it

• To answer your inquiry and send you the property information you asked for.
• To arrange a call, a virtual tour or a visit.
• To introduce you to the Porta Properties team in the Dominican Republic, who handle the sale.
• To keep a record of our communications with you.
• To meet legal obligations that apply to us.

We do not sell your personal information.

4. Who we share it with

• Porta Properties in Santo Domingo. Your inquiry is entered into the customer management system used by Porta Properties so their team can follow up with you.
• Service providers that work for us. These currently include our customer management system (AlterEstate), our email delivery provider (Resend) and our website hosting and network providers (Netlify and Cloudflare). They may use your information only to provide their service to us.
• Meta and WhatsApp. If you fill in one of our forms on Facebook or Instagram, or message us on WhatsApp, Meta also processes that information under its own privacy policy.
• Professionals involved in a purchase. If you decide to move forward, we may pass your details to the developer, notary or lawyer involved, with your knowledge.
• Authorities. We may disclose information where the law requires it.

5. Where your information is stored

Porta Properties and several of our service providers are located outside Canada, including in the Dominican Republic and the United States. Your information may be stored and processed in those countries and may be accessible to courts and authorities there under their laws.

6. Consent and messages from us

By sending us an inquiry, you agree that we may contact you about it by email, phone or WhatsApp. We send other updates, such as new listings, only if you have agreed to receive them.

You can withdraw your consent or stop our messages at any time by replying "STOP" or "unsubscribe" to any message, or by writing to us at the address below.

7. Cookies and similar technologies

Our website does not use advertising or analytics cookies. It stores your language choice (English or French) in your browser so the site opens in the same language next time. The fonts on the site are loaded from Google Fonts, which receives your IP address when the page loads.

If we add analytics or advertising tools in the future, we will update this policy first.

8. How long we keep it

We keep your information for as long as we need it to respond to your inquiry and to support a purchase you choose to pursue. After that we delete it or make it anonymous, unless the law requires us to keep it longer. You can ask us to delete it sooner.

9. How we protect it

We limit access to your information to the people who need it to help you, and we use service providers that apply recognized security measures. No method of storing or sending information is completely secure, so we cannot guarantee absolute security.

10. Your rights

You can ask us to:

• tell you what personal information we hold about you and give you a copy;
• correct information that is inaccurate or incomplete;
• delete your information or stop using it;
• stop contacting you.

We will respond within 30 days. If you are not satisfied with our answer, you can contact the Office of the Privacy Commissioner of Canada. Residents of Quebec can also contact the Commission d'accès à l'information.

11. Children

Our services are intended for adults. We do not knowingly collect personal information from anyone under 18.

12. Changes to this policy

We may update this policy from time to time. The effective date at the top of the page shows when it was last changed.
